What is NPPI

The Nigeria Property Price Index (NPPI) is an open, automated index of real property asking prices across Nigerian states. It aggregates publicly listed prices from major property platforms and computes weekly medians, percentiles, and confidence scores for land, residential, and commercial properties.

Data Sources

NPPI scrapes public listing data from three platforms:

How Prices Are Computed

For each combination of state, LGA, intent (buy/rent), and asset class (land/residential/commercial), we compute:

We use the median rather than the mean as the primary indicator because it is more robust to outliers, which are common in property listings.

Confidence Score

Each index entry carries a confidence score from 0 to 100, computed as a weighted average of three factors:
